Amb, February 12:- The Town Planning Office, Amb, organized a public awareness camp today (Thursday) in the auditorium of the Nagar Panchayat, Gagret. Planning Officer Parminder Singh presided over the camp. Shiv Kumar, Rajesh Kumar, and Darshan Kumar from the Town Planning Office, Amb, along with officials and employees from the Nagar Panchayats of Gagret and Amb, were also present.
During the camp, Parminder Singh provided detailed information to the public representatives about the Himachal Pradesh Town and Country Planning Act, 1977, and the rules, regulations, and development plans applicable in the Amb-Gagret planning area. He urged the public representatives to educate the local population about these rules in their respective areas to ensure planned development.
Planning Officer Parminder Singh explained that if anyone wishes to purchase land and construct a house, prior permission must be obtained from the Town Planning Office. He also explained in detail the provisions of Section 16(C) of the Town and Country Planning Act, 1977.
He explained that before selling land, the plot must be approved by the department. Furthermore, buyers should ensure that they purchase only subdivided plots approved by the department, so that they have access to a suitable plot size, roads, and other necessary amenities, and planned housing construction is possible.
Provisions of the RERA Act were also made known
During the camp, the Planning Officer informed the public representatives present about the provisions of the Real Estate (Regulation and Development) Act (RERA). He explained that registration under the Real Estate Act is mandatory for the construction and sale of a plot or more than 8 apartments on 500 square meters of land within a notified planning area.
Additionally, construction and sale of plots or apartments or any other developmental work on land exceeding 1000 square meters in any area of the district will be considered a deemed planning area, requiring departmental approval and registration under the Real Estate Act.
Parminder Singh also informed about the potential problems and future legal difficulties arising from illegal construction and urged everyone not to undertake any construction without departmental approval, so as to ensure balanced, systematic and environment-friendly development of the area.
